Why We Recommend Alice Estate

Alice Estate is a 520-square-metre compound in Seminyak’s prestigious Oberoi district, combining two independent villas — Alice Satu and Alice Dua — into a seamless four-bedroom estate. Low season rates start from US$650 per night for the full estate, working out to just over US$162 per bedroom — excellent value for a property of this size with included breakfast, floating breakfast, and full daily staff in one of Bali’s most walkable neighbourhoods.

The design blends traditional Balinese architecture with modern comforts: four-poster beds with mosquito nets, marble bathtubs, outdoor rain showers, and open-air living areas that flow into 480 square metres of lush tropical garden. Each villa has its own 4x10-metre swimming pool with a shallow section for children, so the estate works brilliantly for two families or a group of friends who want shared spaces but also their own private retreat. The compound sits on Jalan Merta Sari, just one block from Oberoi Street (Eat Street) — Seminyak’s most famous dining and boutique strip.

Daily housekeeping, gardener, pool maintenance, and security are all included. Breakfast is cooked fresh each morning and a floating breakfast is also available — both included in the rate. Massage services, driver, and bicycle rental can be arranged through the villa.

Two private pools with kids’ sections — each villa has its own 4x10-metre pool with steps and a shallow end for young children. Two pools means no competition for pool time, and pool fences are available for added safety.
Breakfast and floating breakfast included — daily breakfast is cooked by villa staff and a floating breakfast experience is also included in the rate. Most Seminyak villas charge extra for floating breakfast — here it comes standard.
One block from Eat Street — Jalan Oberoi (Seminyak’s famous restaurant strip) is a 3-minute walk. Ku De Ta, Potato Head, and La Lucciola beach clubs are all within 10-15 minutes on foot.
480sqm tropical garden — genuinely spacious grounds with natural bamboo privacy walls, frangipani trees, and tropical greenery. The garden is big enough that both villas feel private and separate despite sharing a compound.

Good To Know

Combined estate, not a single villa — the four bedrooms are split across two separate 2-bedroom villas with a shared compound entrance. This is ideal for groups wanting privacy but means the bedrooms are not all under one roof.
Oberoi location means easy walking but some traffic noise — the tradeoff for being one block from Eat Street is that Jalan Oberoi can be busy. The villa itself is on a quiet lane, but you will hear some road noise from the main strip.
Beach is a 5-minute drive, not walking distance — Seminyak Beach is about 1.5km away. You can walk in 15-20 minutes but most guests drive or use the villa’s driver service. Beach clubs are slightly closer.
4 bedrooms, 4 en-suite bathrooms — all bedrooms have four-poster beds with mosquito nets and en-suite bathrooms with marble bathtubs and outdoor rain showers. Rooms are across both villas (2+2).
Check-in from 2pm, checkout by 12pm — early check-in and late checkout can be arranged subject to availability. Driver and car hire available for airport transfers and day trips.
