Booking Process

Can we hold the villa and avialable date we want?

Yes. We can hold it for you for 72 hours. Then we send you an email reminder.

Cancellation Policies

1) If the Lessee cancels the reservation 45 days or more prior to arrival date, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation by the Lessor. The credit value can be used by the Lessee or anyone on his or her behalf for any reservation, during any period upon availability and solely for the villa initially reserved. 2) If the Lessee cancels the reservation within 45 days prior to arrival date,
all rental payments are forfeited. A full or partial refund is solely applicable in the event that the Lessor secures another reservation covering partially or fully the initial cancelled reservation 3) Christmas and New Year Period, for any cancellation after the deposit and/or balance payment, all payments are forfeited. However, a full or partial refund is solely applicable in the event that the Lessor secures another reservation covering partially or fully the initial and cancelled reservation.

Do you accept additional guests after booking has been paid?

Depending on the size and the maximum allowed guests of the villa you choose. If the villa can accommodate additional guests more than the maximum allowed, there will be an extra additional charge per guest per night. Cost will be advice by reservation.

How much security deposit for villa rental?

The standard security deposit required for each Property is varies, which is stated in the Property description. Guest can pay directly to the Owner before arrival or Owner’s Representative immediately upon arrival at the Property. We accept the security deposit in any of currency equivalent of requested amount in USD. The security deposit will normally be refunded at the end of the rental period,

How to start booking villas with us?

Our reservations team is very professional team, who have experienced all luxury villa collections in Phuket. Simply tell us what you are looking for during holiday and when are you planning for the trip.

Is there a minimum night stay?

Yes. Peak season (Christmas, New Year, Chinese New Year), we require a minimum rental period of 8 nights. High season, we require a minimum rental period of 5 nights. Low Season, we require minimum 3 nights.

Is there any additional costs besides daily rental rate?

Yes. Peak season (Christmas, New Year, Chinese New Year), we require a minimum rental period of 8 nights. High season, we require a minimum rental period of 5 nights. Low Season, we require minimum 3 nights

Is there any additional costs besides daily rental rate?

The cost of electricity, Wireless Internet, mains water, cleaning and garden supplies, and local taxes are included in rental rates.

Payment Methods

Bank Transfer or Credit Card can be accepted for all villa booking, however, guest will be the one absorb transfer fees from the bank, and 4% surcharged on credit card method.

Payment Terms and Conditions

When booking the villa less than six months in advance, within 5 days of booking, a minimum deposit of 50% will be required. This deposit is non-refundable. If you are booking the villa more than six months in advance, a 25% deposit is due within 5 calendar days of booking. The additional 25% of the deposit will be requested 6 months prior to your stay. Payment is due in full 45 days before your expected arrival date.

Villa Rentals

Are baby cribs and high chairs available?

Yes.

Are children allowed in the villa?

We always inform our guests during the time of the reservation of the maximum allowed guests (adults and child/children) staying at the villa. We also recommend a suitable and child friendly villa as on option all the time.

Are there mosquitos and insects in the villa?

Phuket is a tropical island. Always, expect mosquitos and insects around. However, the villa is regularly maintained indoor and outdoor by pest control. Each bedroom has plug in mosquito repellant and repellant spray.

Can I check - out late if I have an evening flight?

If there are no guests arriving on the day of your departure you may stay in the villa free of charge until 4pm. After 4pm, there will be a full day extra charge.

Can we have a party in the villa?

All the villas are in a private estate. Kindly refer to your specific villa selections for detailed terms & condition information.

Does the villa have Internet access?

Yes.

Is there air-conditioning in the villa?

Yes. All bedroom and living room area have air-conditioning.

What if my flight arrives ealier than check-in time?

We can accommodate an hour early arrival than the normal check-in time of 3pm. Provided there are no guests staying at the villa. However, if the villa is occupied, our Guests Service will recommend you interesting places close to the villa to relax, eat and shop until the agreed check-in time.

What is time for check-in and check-out date?

Check-in time: 3pm. Check-out time: 12:00pm

Who would be our contact person during our stay at the villa?

Each of our villas has full time staff (Villa Manager and housekeeping) at your disposal for the duration of your stay. Villa Manager will be happy to assist you with your needs at the villa. Feel free to call or email your Personal Concierge before you arrive in Phuket.

Food and Beverage Services

How do you charge a meal or F&B?

1 month prior to your arrival, we will send you Shopping list choices and meal menu to choose at. Our villa purchaser will do the shopping of all the items and meal ingredients you order and from the total shopping bill we add on 20% surcharge

What is the cost of a typical dinner?

It is difficult to guess the cost of a meal (either breakfast, lunch or dinner), as it all depends on the number of people eating, choices of meals wanted to be serve and the portion. Not to mention, if guests want specific kind of meat (import, grass feed or local). Seafood’s in Phuket are very known to its freshness, price varies on the size and kind of seafood you want to eat. We do suggest, for you to give us an idea of your meal budget during your stay in the villa and our Chef can work out the best way possible for you.

Transportation & Excursions

How do I arrange for transportation?

Personal Concierge will contact you directly at least 1 month prior to your arrival in Phuket to discuss and arrange transfer details to and from the airport.

How far is the villa to the beach, to nightlife, to city center?

Depending on the villa of your choice. Kindly refer to your specific villa selections for detailed information.

How much does it cost to hire a car on the island?

Car rental normally starts from 1300THB to 2000THB per day. Depending on the number of passengers and the size of the vehicle you wish to rent. We are happy to recommend trusted car rental companies in the island if you need assistance.

Is it easy to get taxis to and from the villa?

Yes. In Phuket, taxi counters are easily spotted in the airport, main tourist areas, shopping center, restaurants and even in the beach. Also, Villa Manager will assist you on arranging taxi to and from the villa upon request. We kindly ask to give us enough time to arrange one for you.
