1. Introduction
These terms and conditions govern your use of the Luxury Dream Escapes website and villa rental services. By making a booking or using our services, you agree to be bound by these terms. Luxury Dream Escapes acts as a booking agent between you (the guest) and the villa owner.
2. Booking & Confirmation
A booking is confirmed once we have received your signed rental agreement and deposit payment. A 50% deposit is required to secure your reservation, with the remaining balance due 60 days prior to arrival. For bookings made within 60 days of arrival, full payment is required at the time of booking.
3. Cancellation Policy
Cancellations made more than 60 days before arrival will receive a full refund of the deposit minus a $200 USD administration fee. Cancellations made 30-60 days before arrival will forfeit 50% of the total booking amount. Cancellations made less than 30 days before arrival will forfeit the full booking amount. We strongly recommend purchasing travel insurance to cover unforeseen cancellations.
4. Villa Rates & Charges
All villa rates are quoted in US Dollars and are subject to applicable local taxes and service charges as indicated at the time of booking. Rates are based on the number of bedrooms used and may vary by season. Additional charges may apply for extra services such as airport transfers, in-villa dining, spa treatments, and special events.
5. Guest Responsibilities
Guests are responsible for treating the villa and its contents with reasonable care. Any damage to the property or its furnishings caused by guests will be charged to the guest. Guests must comply with local laws and customs, respect quiet hours, and follow villa house rules provided at check-in.
6. Liability
Luxury Dream Escapes acts as an intermediary between guests and villa owners. While we carefully vet every property in our collection, we cannot be held liable for any loss, damage, injury, or inconvenience arising from your stay. Villa owners maintain their own insurance policies. Guests are advised to arrange their own travel and health insurance.
7. Force Majeure
Neither party shall be liable for failure to perform obligations due to circumstances beyond reasonable control, including but not limited to natural disasters, pandemics, government restrictions, civil unrest, or airline cancellations. In such cases, we will work with villa owners to offer alternative dates or credit where possible.
8. Governing Law
These terms are governed by the laws of Singapore. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Singapore.
