Luxury Villas in Kandy

Sri Lanka's last royal capital, set around a lake in green hills, home to the Temple of the Sacred Tooth Relic and the gateway to the tea country.

Neighbourhood Guide

Why Stay in Kandy?

Kandy was the capital of the last Sinhalese kingdom, which held out against the Portuguese and Dutch before finally passing to the British in 1815. The city sits at around 500 metres, around a lake built by its last king and ringed by forested hills, and its old centre is a UNESCO World Heritage Site. It is busier and more urban than the rest of the hill country, but within minutes of the centre the roads climb into quiet, green valleys.

At the heart of the city stands the Temple of the Sacred Tooth Relic, which houses a tooth of the Buddha and is one of the most revered places of worship in the Buddhist world. The evening ceremonies, with drumming and offerings of flowers, are a moving experience, and each year, usually in July or August, the Esala Perahera fills the streets with torch-lit processions of dancers, drummers and richly decorated elephants.

Just outside the city, the Royal Botanic Gardens at Peradeniya are among the finest in Asia, with an avenue of royal palms, a vast fig tree, orchid houses and riverside lawns. Traditional Kandyan dance performances, old temples in the surrounding villages, spice gardens and tea estates on the hills towards Nuwara Eliya all make easy outings.

Many villas around Kandy are set on hillsides outside the city, with pools and terraces looking over valleys, rivers or the Knuckles mountains, and offer a peaceful retreat after a day of sightseeing. Kandy suits families, couples and groups who want culture and nature, and it sits conveniently between the airport, the Cultural Triangle to the north and the tea country to the south.

Practical Info

Planning Your Kandy Stay

Best Time to Visit

January to April is usually the driest and clearest time to visit. Kandy can see rain during both monsoons, with showers often arriving in the afternoon. The Esala Perahera, usually in July or August, is a spectacular but very busy time to be in the city.

Getting There

Kandy is usually around three to three and a half hours by road from Bandaranaike International Airport. Private transfers are the simplest option. The city is also on the railway, with trains to Colombo and onwards through the tea country to Nanu Oya, Ella and Badulla.

Getting Around

Central Kandy is compact, but traffic can be heavy and many villas lie in the hills outside the city. A car with a driver is the easiest way to get around and to visit Peradeniya, the surrounding temples and the tea estates. Tuk-tuks are useful for short trips in town.

Where to Eat

Kandy has a good selection of restaurants, cafés and bakeries, serving Sri Lankan rice and curry, hoppers, kottu and international dishes. Many villas have a cook who can prepare traditional Kandyan dishes at home, often with fresh vegetables and herbs from local markets.

FAQ

Frequently Asked Questions

The drive from Bandaranaike International Airport to Kandy usually takes around three to three and a half hours, depending on traffic. Private transfers are the most comfortable choice, and a stop along the way breaks up the journey nicely.

The Esala Perahera is held each year over around ten nights, usually in July or August, with the exact dates set by the lunar calendar. Kandy is very busy at this time, so villas and transfers should be booked well in advance.

Visitors should cover their shoulders and knees, and shoes are removed before entering the temple. Light, loose clothing and a scarf or sarong are ideal. It is also respectful not to pose for photographs with your back to Buddha images.

Kandy is warm during the day and pleasantly mild at night, cooler than Colombo but much warmer than Nuwara Eliya. Rain can fall at most times of year, with the driest, clearest months usually January to April.

Two or three nights is enough to see the Temple of the Tooth, the botanic gardens and the city, and to enjoy a villa in the surrounding hills. Many guests then continue to Nuwara Eliya, Ella or the Cultural Triangle.
