About This Villa

Why We Recommend Sadila Estate 17

Number 17 sits behind a timber gate on a quiet estate lane in Berawa, and the whole of it is arranged around one narrow plunge pool tiled in mottled deep green. A teak deck runs the length of the water, wide enough to sit on with your feet in, and the rendered courtyard walls are high enough that the loft feels sealed off from the street a few metres away. Push back the black-framed sliders and the ground floor simply becomes part of the courtyard. The beach is 870 metres off, close enough to walk before the heat arrives, and the cafes and gyms of Berawa start within a few hundred metres of the gate.

Indoors the ceiling goes up rather than out. The living room is a double-height volume glazed on two sides, with clerestory windows catching light long after the courtyard has gone into shade, and an open-tread timber staircase climbing one wall to a mezzanine. Downstairs is one continuous room: a low cream sectional and a black ribbed drum table on a geometric rug, then a solid timber dining table with black metal-framed chairs beneath a single long linear pendant, then the kitchen run in warm timber under a grey stone worktop with a gas hob, an extractor and light concealed below the shelf. Eighty-three square metres, used carefully.

Up the stairs, a desk is built the full width of the mezzanine wall with two timber armchairs at it, looking down into the void — a genuinely good place to work rather than a laptop balanced on a bed. Both bedrooms are kings, each lined with timber joinery whose bedside shelves are cut into the panelling and lit by a concealed strip, and each with full-height glass to greenery. The bathrooms are the quiet flourish: a wall of textured lime plaster, a backlit mirror niche, a rectangular vessel basin and a glass walk-in shower with black tapware, all in the same restrained palette as the rest of the loft.

Villa staff clean daily and the concierge takes care of everything beyond that, which at this address usually means two things. Scooters, because Berawa’s best coffee, its crossfit box and its beach path are all closer than a car can conveniently park, and airport pickups, because Ngurah Rai is only about ten kilometres away and the drive is the one bit of arrival worth outsourcing. Massages can be set up indoors or on the deck by the pool, a pool fence goes in for small children, and breakfast comes on request. There is no washing machine in the loft, so laundry is a concierge job too.

Sadila Estate 17 is a small, sharply designed loft rather than a sprawling garden villa, and that is the point of it. Two couples get equal king rooms and equal bathrooms, the pool is ten steps from the sofa, and everything Berawa is known for is a short walk from a gate that closes firmly behind you.
